How Often Should You Get a New Roof Installed?

New Roof Installed

There are more than 5.3 million homes across Illinois alone and each of these provides shelter, security, and comfort for the people living in them. This is why caring for and properly maintaining your home is essential.

Your home needs regular maintenance to keep it safe and secure and it is important to pay attention to the big things as well as small jobs. When you first move into a property, you should check how old the roof is and keep an eye out for signs of damage.

If you have moved into an older home or one with a damaged roof then you might need to get a new roof installed. So when exactly should you get your roof replaced? Read on to find out everything you need to know!

Why Is It Important to Get a New Roof Installed?

Before you start getting caught up in the new roof cost and practicalities, let’s take a look at why it is so important to get yours replaced. Installing a new roof will:

  • Help to protect your home and its contents from weather, water, and storm damage
  • Improve the energy efficiency of your home (and save you money on your bills)
  • Ensure that your home insurance remains valid and lower the cost of your premiums
  • Increase the value of your home if you are planning to sell

Because of this, it is important to check the roof of a property before you move in. You should also keep an eye on it and schedule maintenance if you do notice any minor issues with your roofing.

What Affects the Lifespan of a Roof?

Most roofing materials have an average lifespan, however, several important factors can affect this. Your roof’s lifespan can vary depending on:

  • The type of weather it has to endure
  • Whether you maintain it regularly or not
  • Whether or it has any underlying, unfixed damage

If your roof is exposed to stormy weather regularly this will shorten its lifespan. If you notice that your roof is experiencing frequent or repeated issues then it may be more cost-effective to replace it all in one go.

How Long Do Most Roofs Last?

If you’re wondering “when should I get my roof replaced?” the first thing to check is what it’s made of. Certain roofing materials have a longer lifespan than others. Let’s take a look at the lifespan you can expect from each of these.

Asphalt Shingle Roofs

You can get two different types of asphalt shingle roofs: 3-tab asphalt roofs and architectural asphalet roofs.

A 3-tab asphalt roof will need replacing between 15 and 20 years after its first installed. Arcitectural roofs tend to last around 10 years longer than 3-tab roofs. So this should keep going for 25 to 30 years.

Clay or Cement Tile Roofs

Clay or cement roof tiles are extremely durable although you have to be careful how you install them. These need to be properly supported by a sturdy roofing reinforcement because of their weight. On the plus side, this means that your home has even more protection from the elements!

This does, of course, make using clay or cement tiles expensive, however, these roofs should last for at least 50 years. If you care for them properly, clay or cement tiles can last for 100 years, so they are a great investment!

Slate Roofs

Slate is another sturdy and popular material for roofing, in spite of its weight. This naturally occurring rock is strong and weatherproof.

Because of this, well-made slate roofs can last for at least 100 years. You may need to replace the odd tile here and there but many will last longer with proper maintenance.

Wooden Shingle Roofs

In comparison to slate and clay tiles, wooden shingles have a much shorter lifespan. These usually last for between 25 and 30 years before they need replacing. However, if you treat your wooden shingles properly and carry out regular maintenance, they could last for up to 50 years.

It is important to check whether you are legally allowed to install wooden shingles before you replace your roof with them. In some parts of America they are banned due to fire safety concerns.

Wooden Shake Roofs

Wooden shakes are thicker than wooden shingles, which makes them a little more durable. These last for between 35 and 40 years on average.

That said, they also require regular maintenance and treatments.

Metal Roofs

Metal roofs are extremely durable, especially if they are more out of zinc or copper. These materials can last for up 100 years. Other metal roofs made out of steel or aluminium will last for 50 years before they need replacing.

Signs That You Need a New Roof

It is important to note that the material of your roof isn’t the only thing that can affect when it needs replacing. You should have a look for new roof installation near you if you notice any of the following signs:

  • Holes in your roofing
  • Leaks, water stains, or damp (especially in your attic space)
  • Cracked or missing shingles

To check for these signs, you should look at the inside and outside of your roof. Broken or missing shingles are easier to spot from outside while holes and leaks are easier to see from the inside.

Water and stains can help you spot holes. You should also keep an eye out for light or drafts coming through holes in your roofing.

If you are worried about damage to your roof then you should get an expert to check it out as soon as possible. You might be able to avoid having to replace your entire roof if you get minor repairs done as soon as possible.
